As a Property Acquisitions Manager you identify, evaluate, and negotiate the purchase of land and property assets on behalf of investment funds, real estate investment trusts (REITs), retail groups, or hospitality companies operating in Ireland. Your daily work involves conducting detailed market research on the Irish property market, assessing the financial viability and risks associated with potential acquisitions, and preparing cost-benefit analyses and due diligence reports for senior stakeholders. You liaise closely with solicitors, financiers, valuers, planning consultants, and internal finance teams to ensure every transaction complies with Irish legal and regulatory requirements. Managing the full acquisition process from initial identification through to closing, you are responsible for all associated documentation and ensuring deals are completed efficiently and within agreed timelines.
Listen: a day as a Property Acquisitions Manager
You arrive at the Dublin city-centre office at 8:15 a.m. and open your emails before the team briefing at 9:00. There are three new expressions of interest from agents on Lisney and Savills portals, a note from a solicitor at a Merrion Square law firm flagging a title issue on a warehouse in Tallaght, and a request from your fund manager for an updated yield analysis on a retail park in Naas. You flag each one and draft a short reply before the morning call begins. The 9:00 team briefing with your acquisitions colleagues and the head of asset management lasts thirty minutes. You talk through your active pipeline, which currently includes four live deals at different stages: one in legal due diligence, one under heads of terms, and two still at preliminary appraisal. Each deal is tracked on a shared spreadsheet and in the company's property management software.
A strong Leaving Certificate, with subjects such as Business, Mathematics, Economics, and Geography providing a useful foundation, is the typical starting point. Most Property Acquisitions Managers hold at least an NFQ Level 8 Honours Bachelor degree in a relevant discipline such as Property Economics, Real Estate, Business, Finance, or Law, available at institutions such as TU Dublin, TCD, UCD, or SETU. Many practitioners go on to complete an NFQ Level 9 postgraduate qualification such as a Masters in Real Estate, Property Valuation, or Finance to deepen their expertise and competitiveness. Membership of the Society of Chartered Surveyors Ireland (SCSI) or the Royal Institution of Chartered Surveyors (RICS) is highly regarded by employers and often pursued alongside or after formal education. Significant practical experience in the Irish property or real estate sector is essential before reaching acquisitions management level, as this role demands well-developed commercial judgement alongside academic qualifications.
Most people enter this career through graduate roles in property consultancy, commercial real estate agencies, or investment firms, building expertise in valuation, agency, or asset management over several years. With experience, you may progress from analyst or surveyor roles into acquisitions executive positions before taking on managerial responsibility for a portfolio of transactions. In Ireland, senior roles are often found within property investment firms, major REITs such as IPUT or Hibernia, large retail or hospitality groups, and state bodies such as the Land Development Agency. Achieving chartered status with the SCSI or RICS significantly accelerates career progression and opens pathways to director or chief investment officer level positions.
AI-powered platforms are increasingly used to scan large datasets of property listings, planning records, and market transactions, making initial opportunity identification faster and more systematic. Automated valuation models can support preliminary price benchmarking, though the complexity and uniqueness of many Irish property deals means human judgement remains central to final decision-making. AI tools that analyse planning histories, title risks, and financial forecasts are becoming part of the due diligence toolkit, potentially increasing the volume of deals a manager can assess. Overall, AI is likely to augment rather than replace this role, raising expectations for the quality and speed of acquisition appraisals.
