What does an Estate Agent do?

As an estate agent you help clients buy, sell, and let residential and commercial properties across Ireland. Your day involves arranging and conducting property viewings, negotiating offers between buyers and sellers or landlords and tenants, and carrying out market appraisals to advise clients on realistic asking prices or rental values. You liaise closely with solicitors, mortgage brokers, surveyors, and local authorities to ensure transactions progress smoothly from initial listing to final closing. Much of your work is client-facing, requiring excellent communication and the ability to manage multiple properties and negotiations simultaneously.

A Day in the Life

Listen: a day as an Estate Agent

0:00 / 0:00

You arrive at the branch office at 8:45 on a Tuesday morning, hang up your coat, and open the property management software your agency uses to track listings, viewing appointments, and offer statuses. Before the phone lines get busy, you print off the day's viewing schedule — three residential properties across two different housing estates — and check that each vendor has confirmed access. You also scan your email for any overnight messages from solicitors chasing paperwork on a sale that has been agreed for six weeks and is still waiting on a title search to come back from the Land Registry. By half nine the office phone starts ringing. A first-time buyer you showed a semi-detached house to last Thursday rings to say they want to put in an offer. You note the figure, tell them you will present it to the vendor, and call the seller immediately. They reject it but say they would accept two thousand euro more. You go back to the buyer, who agrees after a short conversation. You record the agreed sale price in the system and send a memorandum of sale by email to both sets of solicitors — this is the formal written note that starts the legal process, though it is not yet a binding contract.

Required Education

A Leaving Certificate is the standard starting point, with subjects such as Business, Economics, and Mathematics providing a useful foundation. Estate agents in Ireland must hold a licence issued by the Property Services Regulatory Authority (PSRA), and to qualify for this licence you typically need a QQI Level 6 award in Property Services or a related discipline. Many entrants complete a PLC course at a College of Further Education or a Higher Certificate programme at a Technological University covering property, auctioneering, and valuation. Some agents pursue a Level 7 or Level 8 degree in Property Economics, Real Estate, or Business at institutions such as TU Dublin or ATU. Ongoing professional development is expected to maintain PSRA licensing requirements.

Required Skills

Career Perspective

Most estate agents begin as negotiators or junior sales executives within an established agency such as Sherry FitzGerald, DNG, or REA, gaining hands-on experience while completing their PSRA licence. With a few years of proven performance, you can progress to senior negotiator or branch manager, overseeing a team and taking responsibility for targets and client relationships. Experienced agents often move into specialist areas such as commercial property, property management, or agricultural auctioneering, or choose to set up their own licensed agency. Chartered Surveyor status through SCSI (Society of Chartered Surveyors Ireland) is an option for those wishing to develop further professional standing.

AI Impact on the job

AI-powered property portals and automated valuation models are increasingly used to provide instant price estimates and match buyers or tenants with suitable properties, reducing some routine research tasks. Virtual tour technology and AI-driven advertising tools have shifted how properties are marketed, allowing agents to reach wider audiences more efficiently. However, the interpersonal and negotiation dimensions of the role — building trust, reading client needs, and managing emotionally charged transactions — remain firmly human. Agents who embrace digital tools while maintaining strong client relationships are best positioned to thrive as the industry evolves.
