What does a BER Assessor do?

As a BER Assessor you inspect residential and commercial buildings to measure and rate their energy performance, producing a Building Energy Rating (BER) certificate and advisory report that is lodged on the Sustainable Energy Authority of Ireland (SEAI) register. You examine insulation, heating systems, windows, ventilation, lighting and renewable energy installations, entering data into SEAI-approved software to calculate an energy rating from A to G. A BER certificate is legally required for almost every property sold or rented in Ireland, so you work closely with estate agents, landlords, homeowners, architects and contractors. You also advise clients on practical improvements — such as upgrading insulation or installing a heat pump — that could raise their rating and qualify them for SEAI grants.

A Day in the Life

Listen: a day as a BER Assessor

0:00 / 0:00

You are up early and on the road by 7:45 am, your car loaded with the tools of the trade: a laser distance measurer, a torch, a damp meter, a borescope for checking cavity wall insulation, a clipboard and your laptop. Today you have three assessments booked across County Kildare — a 1960s semi-detached in Naas, a new-build in Newbridge and a rental apartment in Monasterevin. You arrive at the semi-detached at 8:30 am and introduce yourself to the homeowner, who is hoping to sell. You walk every room methodically, measuring floor areas, ceiling heights, window dimensions and wall constructions. You photograph the boiler, the hot-water cylinder, any solar panels and the attic insulation. The attic hatch is narrow and the insulation is loose and thin — probably only 50 mm where 300 mm is now the standard. You make a note and take photographs for the advisory report.

Some videos were filmed in the UK. The work itself is the same, but the exams, qualifications and pay they mention are British — we include them so you get a feel for the job.

Required Education

Leaving Certificate subjects such as Physics, Construction Studies, Engineering and Mathematics provide a strong foundation for this career. The typical entry route is a QQI Level 6 Certificate in Domestic BER Assessment or a related energy auditing programme offered by Colleges of Further Education and ETBs across Ireland. Some providers also offer QQI Level 6 courses specifically in Non-Domestic BER Assessment for those who want to work on commercial buildings. On completing an approved course you must register as an assessor with SEAI, sit a competency assessment and complete a number of mentored assessments before you can operate independently on the SEAI register. Candidates from construction, engineering or trades backgrounds — such as qualified electricians or plumbers — often transition into BER assessing through short accredited programmes. Holders of NFQ Level 7 or 8 degrees in building services engineering, energy management or sustainable construction may also enter the field and tend to progress quickly to non-domestic or consultancy work.

Required Skills

Career Perspective

Most people start out completing a QQI Level 6 BER assessment programme, registering with SEAI and building experience as a domestic assessor, often working for an established energy consultancy or as a self-employed sole trader. With experience, many assessors expand into non-domestic BER assessment, which covers larger commercial and public buildings and commands higher fees. Further study in energy management, building services or sustainable construction at Level 7 or 8 can open doors to energy auditing, retrofit project management or consultancy roles with architectural or engineering firms. Senior practitioners sometimes move into training other assessors, working with SEAI on scheme development, or setting up their own energy consultancy businesses.

AI Impact on the job

AI-assisted tools are beginning to support BER assessors by automating parts of data entry, cross-checking inputs against common error patterns and generating draft advisory reports more quickly. Remote sensing technologies and machine-learning models can also help pre-screen building characteristics from aerial or thermal imagery, potentially speeding up the initial survey stage. However, the physical site inspection — required by SEAI protocols — cannot be replaced by AI, and professional judgement about building conditions, occupant needs and retrofit feasibility remains essential. Overall, AI is likely to make assessors more productive rather than reduce demand for the role.
